Sellő Beach Villa

Turning a family property into a marketable hospitality brand.


When turning a more than 100-year-old property in Balatonlelle into a short-term rental business, the challenge went far beyond putting the villa on booking platforms.I created the name, brand identity and marketing system that turned the property into a recognisable hospitality brand and later developed the communication around seasonality, new audiences and off-season demand.

Turning a family property into a distinctive hospitality brand

A good property was only the starting point. It still needed a reason to be recognised, remembered and chosen.

Sellő Beach Villa entered a crowded accommodation market where booking platforms make properties easy to compare and demand around Lake Balaton is heavily concentrated into the summer season.The initial challenge was to create a recognisable identity around the property and translate its character into a consistent presence across booking platforms, social media and the guest experience.But seasonality created a second challenge. Peak-season demand was relatively straightforward; outside summer, the question became not simply how to advertise the same product harder, but who might value the property for a different reason.


MY ROLE

Building the brand and marketing system from the ground up

My involvement covered the full development of Sellő Beach Villa as a marketable hospitality brand.I created the name and brand concept, developed the visual direction and logo, established its core communication channels and shaped how the property was presented across booking platforms and social media.As the business matured, my role expanded from brand creation into seasonal demand generation, audience development and off-season business development.

From family property to recognisable hospitality brand

The first step was giving the property an identity of its own. I created the name Sellő Beach Villa, developed the logo and visual direction, and defined a personality that could feel distinctive without pretending to be a conventional luxury hotel.The aim was to balance the character of a more than 100-year-old villa with a relaxed, contemporary hospitality brand — slightly whimsical, elegant and unmistakably connected to the Balaton.

The identity was then extended across the practical touchpoints of the business: booking channels, social communication, guest materials and campaign creative.Rather than creating a rigid visual system, the goal was to build a recognisable world around the property — one that could accommodate nostalgia, nature, humour and contemporary content while still feeling coherent.

A distinctive place people can make their own.

Sellő Beach Villa was positioned around the things the property could genuinely offer: privacy, nature, space for groups, direct access to the Balaton and the character of an old family villa.Rather than competing through polished hotel luxury, the brand aimed for a more relaxed kind of premium experience — a place for shared meals, long weekends, garden time and group experiences, with enough personality to feel memorable rather than generic.

Sellő needed both high-intent booking channels and owned communication. Each channel served a different role — from capturing existing accommodation demand to building recognition and creating reasons to visit outside peak season.

Creating a recognisable world around the villa

The communication needed to do more than show rooms and amenities. I developed a visual and content language that could express the personality of Sellő Beach Villa across social media, campaigns and guest touchpoints.The direction drew on Balaton nostalgia, the character of the old villa, nature and a slightly playful tone rather than conventional hotel luxury. AI-assisted imagery was also used as a creative-production tool to explore and extend that visual world.

06 / Seasonal Demand

Treating the season as several different markets.

Seasonality became one of the central marketing problems. During peak summer periods, the primary challenge was capturing demand efficiently and communicating remaining availability. Outside the peak season, the commercial problem was fundamentally different: reasons to travel had to become more specific.

Summer communication focused on availability, Balaton access and the complete villa experience. Shoulder-season communication increasingly emphasised quieter stays, group experiences and alternative reasons to use the property after conventional summer demand declined.

What We Learned

A more specific seasonal proposition could generate substantial reach beyond the existing follower base. Rather than promoting “the Balaton” generically, the campaign presented the quieter autumn period as a reason for group trips and company stays.The result supported the broader strategic direction: weaker periods required a different reason to visit, not simply more frequent promotion.

10 / OUTCOME

From an undifferentiated property to an operating brand

The villa achieved approximately 90% occupancy during the main season in its first operating period, meeting the initial commercial objective. More importantly, Sellő developed into a recognisable hospitality brand with its own name and visual identity, presence across the main accommodation platforms, an active social communication system, recurring seasonal campaigns, differentiated audience propositions and an emerging off-season business-development model.

From property to hospitality brand

Sellő Beach Villa developed from a family property into a recognisable accommodation brand with its own identity, channel presence, communication system and increasingly deliberate approach to seasonal demand.The first objective was to establish a viable summer business; the next phase broadened the challenge towards building demand outside the traditional holiday season through new audiences, use cases and direct business development.
